This unit describes the skills and knowledge required to maintain the records of a business on an operational basis.

Unit 2

CPPSCM4034 Implement strata community management agreement (core)

This unit of competency specifies the skills and knowledge required to effectively implement a strata community management agreement. It includes negotiating and agreeing the requirements of the community management agreement; monitoring, reviewing and reporting on its operation and terminating the agreement.

Unit 3

CPPSCM4045 Facilitate strata community meetings (core)

This unit of competency specifies the skills and knowledge required to facilitate strata community meetings. It includes preparing agendas, conducting meetings following required protocols and documenting minutes to comply with regulatory requirements for strata community management.

Unit 4

CPPSCM4087 Facilitate operation of strata community committees (core)

This unit of competency specifies the skills and knowledge required to facilitate the effective operation of strata community committees in strata communities. It includes establishing the regulatory and governance requirements for strata community committees, facilitating the operation of strata community committees and supporting strata community committees in managing strata communities.

CPPSCM4044 Coordinate repair and maintenance of strata community property and facilities (core)

This unit of competency specifies the skills and knowledge required to coordinate the repair and maintenance of strata community property and facilities. It includes planning and organising repair or maintenance activities, preparing work orders, monitoring and inspecting work to ensure compliance with work orders and reporting the outcomes.

Unit 6

CPPSCM4047 Implement procurement processes in strata community management (core)

This unit of competency specifies the skills and knowledge required to implement and monitor procurement processes for goods and services. It includes taking reasonable steps to ensure that any goods or services procured by strata community managers are procured at competitive prices and on competitive terms by determining, monitoring and finalising procurement processes that use different procurement methods and ensure compliance with regulatory and budgetary requirements. It also includes selecting and appointing contractors and monitoring contractual arrangements associated with the procurement of goods and services.

CPPSCM4086 Coordinate preparation of strata community budgets (core)

This unit of competency specifies the skills and knowledge required to coordinate the annual budget for a strata community. It includes gathering budget information, identifying projected income and expenditure, overseeing preparation of the budget and presenting the budget to the strata community.

Unit 8

CPPSCM4085 Handle strata community funds held in trust (elective)

This unit of competency specifies the skills and knowledge required to handle strata community funds that are held in trust in compliance with regulatory requirements. It includes interpreting procedures for handling strata community funds held in trust, processing funds held in trust and reporting discrepancies.

Unit 9

CPPCMN4008 Read plans, drawings and specifications for residential buildings (elective)

This unit of competency specifies the outcomes required to read and extract information from different types of plans, building drawings and specifications for residential buildings.

Unit 10

CPPCMN4012 Contribute to sustainable solutions throughout a building’s life cycle (elective)

This unit of competency specifies the skills and knowledge required to participate in the implementation of policies and practices that are environmentally responsible and resource-efficient throughout a building’s life cycle, from construction to demolition. It includes researching and implementing policies and practices that address sustainability issues, enhance the internal environmental quality, reduce waste, use resources efficiently and include alternative and renewable energy solutions. Sustainable practices include retrofitting of ‘green’ solutions and building maintenance.

Unit 11

CPPSCM4040 Develop and monitor maintenance strategies that contribute to asset life cycle (core)

This unit of competency specifies the skills and knowledge required to develop and monitor long-term maintenance strategies that contribute to the life cycle management of strata community assets. This work is limited to the routine administrative responsibilities of strata community managers. It includes identifying asset characteristics and performance requirements, developing asset maintenance strategies for different types of assets and monitoring the effectiveness of the strategies.

Unit 12

CPPSCM4084 Administer insurance for strata communities (core)

This unit of competency specifies the skills and knowledge required to administer insurance for strata communities in line with strata community instructions and regulatory requirements. It includes identifying the insurance requirements of different strata communities, obtaining instructions, sourcing and placing suitable insurances, assisting with lodging insurance claims and reviewing insurance arrangements.

BSBOPS404 Implement customer service strategies (core)

This unit describes the skills and knowledge required to advise, carry out and evaluate customer service strategies.

Unit 14

CPPSCM4056 Manage conflicts and disputes in strata community management (core)

This unit of competency specifies the skills and knowledge required to manage and resolve conflicts and disputes in strata communities. It includes assessing conflict or dispute situations following regulatory requirements, negotiating resolution and evaluating the response. It also includes assisting in preparations for tribunal hearings.

  • Option 1 – 1 unit per fortnightly session (across a 20-week period).
  • Option 2 – 1 unit every 3 weeks (across a 30-week period).
  • Option 3 (fast track option) – 1 unit per weekly session (across a 10-week period).

Strata Pathways Academy delivers our courses both face to face and as live online training sessions. We excel in structured learning, fostering engagement, collaboration, and practical skills to empower professionals in the strata industry.

How much does this course cost?

$1,820 per person ($130 per unit)

What are the entry requirements for this course?

Strata Pathways Academy do require learners to meet the following local entry requirements:

  • be aged 18 years or over;
  • Have completed Year 12 Higher School Certificate (or equivalent), or have completed a prior nationally recognised qualification in Australia at least to the AQF level one below the qualification, or satisfactorily completed mandatory pre-training review and language, literacy and numeracy (LLN) skills assessment;
  • Be able to commit to the course attendance requirements;
  • Be computer literate in Microsoft products such as Word, Excel, PowerPoint and Outlook; and
  • Be currently employed by a strata management company.

Our other training package entry requirements for our Certificate IV in Strata Community Management course is that you must have completed your Assistant Strata Management Course and held your certificate of registration as an assistant agent for at least 12 months and gain experience under the supervision of a licensee.

What is the course duration?

Delivery of this course will be trainer led and delivered in three different modes of delivery.

  • Option 1 – 1 unit per fortnightly session (across a 20-week period).
  • Option 2 – 1 unit every 3 weeks (across a 30-week period).
  • Option 3 (fast track option) – 1 unit per weekly session (across a 10-week period).

Please note 4 sessions will cover 2 units in one day.

This can be done either by face-to-face training or live online, combined with skills practice and assessment in a simulated workplace. The standard classroom training time is between 9:30am – 4.30pm on scheduled days and includes a commitment of 10 hours per week undertaking research and preparing workplace products in response to assessment task or recording video of participating in role plays or presentations.
